Custom Homes vs. Developers

Have you ever traveled towards Doylestown?  Custom homes out the wazooo!!!!  The homes are astonishing!  Custom builders put a lot of work and detail that some developers miss.  That isn't to say developers are bad in any way at all.

For resale, it's probably a lot easier to sell a home in a development.  Love them or hate them, Toll houses SELL.  McGrath's Villas 55 and over developments are one of the best executed 55+ over communities in the area.  DeLuca's homes have an awesome reputation and the list goes on.

But, when I think about the high end homes, I don't understand why people choose a development for a single family home?  Town homes, on the other hand, offer amenities and great locations that draw a specific crowd which developers make happy.  Newtown Walk is sold OUT! Yardley Walk by Orleans will offer something similar, and I predict will sell out quickly as well.

Custom home builders bring a certain enthusiasm to their job that isn't found in the cookie cutter developers.  Check out this video featuring Joe Casadonti.  I've met this man before, and he's so into his job. He is truly interested in optimizing the space for your living.  You gotta watch the video it's actually fun.  The home that I posted the picture of is from DeMaio Custom Home Builders.  This home is just astonishing.  It's so welcoming and luxurious at the same time. This particular home is located on Swamp road under one million dollars.  It's comparable to Chapman's Corner by Toll, but a lot more unique.  The entire process of working a custom home builder is so much more personal.  You share a passion of creating your home.

Let's surmise:

Developer advantages: great incentives, good resale value, great locations

Custom:  Unique, estate like, nice attention to detail, more personal experience.

The debate is on!  What do you guys think?  I love both.  I mean in the end, buying real estate is all about designing a lifestyle, so whatever fits the best.  Are you looking at your home as a piece of art or a place to live?
