First Quarter Market Report for Newtown

Hello all! 

The first quarter of the real estate market 2014 has officially come to an end, and the number are in.  Now without getting too in depth with methodology, etc, I can say that at minimum the inventory is really low in Newtown for anything that has more than two bedrooms.  

If you have been considering to put your home on the market, now is the time. 

The harsh winter prevented some buyers from attaining their home.  So, the winter buyers are now mixed in with the early spring buyers.  Usually, these are two different markets.  Also, sellers were apprehensive to put their homes on the market due to the conditions.  This is a classic case of high demand, low supply.  That does not mean there will be a bidding war (unless priced right).  It means, that if you were thinking about it slightly... Now is the time to jump in.  Newtown Boro has been seeing bids going way over list price. I mean $40,000 above list price.

Now, that also goes for renting out your home.  Newtown does not have enough rental units on the market.  The rents are only fruitfully increasing.
