Selling The Seller

A Real Estate deal is transpired through brokerage, but ultimately is a transaction between a seller and a buyer.  I have had deals go through and fall apart for this reason.  The buyer or seller did not get along or agree on everything.  Alternately, there were times I postured the buyer or seller to ensure a smooth affair.

The seller may increase their chances of a sale by selling the desirability of doing business with a great person.  Subtle cues click with the buyer to help them figure out a little bit of who they will be dealing with.  When I say a little bit, I really mean a very little bit.  Just enough to typecast yourself.  Perhaps, decorate your sitting area with a yoga mat to show you are active and centered.  Graduated from a local university?  Keep your diploma up.  Maybe, put out a plate of cookies and lemonade to show good will.  How about a "Thank You" sign on the back of the door the buyer will use to exit?  

Another great idea might be to get the warranty and have it kick in while the listing is active.  This way, if during the inspection process, an issue is found, it might be covered under the warranty.    

Your home should be staged so anybody can live in it, but also develop a tiny bond between seller and buyer.

That's what we did with the posted video. Kathy is showcasing what she loves about her home and her lifestyle.  The buyer has an opportunity to see who they are purchasing from in addition to what they are purchasing.  This video is probably the most authentic home buying experience, so kudos to Kathy for going along!  Just in case, the property is 134 Hillborn Drive in Newtown Walk.
