What a week it was, hopefully everyone is safe!  Hurricane Sandy showed us just how powerful she is.  While most of us in the "Burbs" suffered just power outages, there is substantial property damage to deal with.

            If you have lost power and are using a generator and you do not have a "hard-wired" generator and you are using a portable generator please be sure it is 20 Feet from your residence

          If you are a Homeowner and your house is on the market, first and foremost get your property assessed by a competent insured professional. Beware of scam artists showing up at your door offering to help you.  Utilize your local Better Business Bureau and Chamber of Commerce.

         Once your property damage is assessed, have it repaired properly and document all repairs and keep any and all receipts and warranties.

         Make sure you update your Pennsylvania's Seller's Disclosure Document with any damage as well as properly document the repairs/replacements that were made.

        If you are a Buyer in the Market right now, check the FEMA website for the local flood maps.

       Make sure you read and ask questions when reviewing a Seller's Disclosure that has been modified.

       Have a qualified member of ASHI inspect the home you wish to purchase, make sure the Home Inspector has a copy of the Seller's Disclosure prior to inspection.  Your Home Inspector can advise you on the various types of testing available to you.
