Developer Allan Smith presented preliminary plans to relocate the store to a new building on South State Street in Newtown Borough.
The Newtown Borough Zoning Board approved several variances for a portion of the Steeple View project that would relocate the Wine and Spirits store to South State Street. Newtown-raised developer Allan Smith, who owns the current state store property on Centre Avenue, presented preliminary plans to relocate the store to a new building on South State Street that would meet the current standards the Pennsylvania Liquor Control Board is looking for. The new building would also feature 13 condos on the second and third floor. The Steeple View team hopes to construct a building that is roughly 213-feet-long. However, 120 feet is the maximum length permitted in that portion of the borough. The group asked for a variance, which was approved. …

Borough officials said the current conditional use process for Steeple View, the proposed mixed-use development off South State Street, has been postponed indefinitely.
New plans are in the works for the former Stockburger Chevrolet site and the current conditional use process for a proposed mixed-use development has been postponed indefinitely, according to borough officials. Newtown Borough Solicitor Bill Bolla said Wednesday that he has meet three times with developer Allan Smith, who has submitted a conditional use application to construct a mixed-use development on the six-acre site off South State Street. The project, initially known as Stocking Works II, is now called Steeple View. Bolla said he has been discussing with Smith the possibility of revising the plans so that they are more in line with the borough’s vision for the site. In December, Borough Council opened the hearing to consider developer Allan Smith's proposal to construct 121 condos, 40,904 square feet of commercial space and below and above ground parking at the former Stockburger Chevrolet site off South State Street. Tuesday's conditional use hearing for the Stocking Works II proposal, now known as Steeple View, has been postponed, borough officials announced. The hearing will be pushed off until April, however no date has been scheduled. In an email, Developer Allan Smith said: "We are working very hard to refine our plan so that it can be the best it can be and in the course of having conversations with any number of people, we have gleaned ways in which to improve our efforts." Developer Allan Smith came before the Newtown Township Board of Supervisors Wednesday to go over his proposals for the redevelopment of the former Stockburger Chevrolet site off South State Street in Newtown Borough. The development, Stocking Works II, is currently in the conditional use approval phase with Newtown Borough. However, Newtown Township has “party status” in the conditional use hearing process that is underway. Party status enables the representing attorney to cross-examine witnesses and object to evidence being placed on the record.
